The construction of the Boma Yangu Eldoret Railway City Affordable Housing Project has reached 54 per cent completion, marking significant progress in the Government’s efforts to expand access to affordable housing in Uasin Gishu County.
The ambitious development, located on railway land within Eldoret City, is expected to provide thousands of residential units alongside commercial facilities and social amenities when completed.

According to project information updated in October 2026, the development comprises 15 residential blocks, with construction progressing towards the targeted March 2027 completion date.
The project is being implemented under the Government’s Affordable Housing Programme through the State Department for Housing and Urban Development, with financing supported by the Affordable Housing Fund and the Housing Levy.
The development is designed to accommodate households across different income categories, including social housing, affordable housing and market-rate apartments.
The project is expected to deliver approximately 2,180 housing units, according to an earlier government inspection report released in October 2025.
The units are categorised into three groups:
- 530 social housing units.
- 1,110 affordable housing units.
- 540 market-rate apartments.
However, the official Boma Yangu project portal lists 2,166 residential units. The difference between the two figures has not been officially reconciled.

The development also includes 65 commercial shops, which are expected to provide business opportunities and improve access to everyday services for residents.
Beyond residential accommodation, the Eldoret Railway City Estate is designed as a mixed-use development incorporating facilities intended to support a growing residential community.
Planned amenities include a primary school, junior secondary school covering Grades 1 to 9, an Early Childhood Development (ECD) centre, a community centre, a clubhouse and basketball courts.
Other infrastructure identified in the government inspection includes internal roads, sewer systems, an underground water tank, a swimming pool, a police station, a guardhouse and a powerhouse.
These facilities are expected to improve the living environment and reduce the need for residents to travel long distances to access some essential services.

The Eldoret Railway City Affordable Housing Project is among the major residential developments expected to contribute to the city’s expanding housing infrastructure.
Eldoret’s growth as a commercial, educational and administrative centre has increased demand for residential accommodation and supporting urban services.
The development is also expected to create economic opportunities through construction activities, supply chains and commercial businesses operating within the estate.
An earlier inspection by the Government Delivery Unit in October 2025 reported that the project had achieved 30 per cent completion, ahead of the expected contractual progress of 28 per cent. The inspection also indicated that more than 800 people, including contractors, suppliers, subcontractors and technical personnel, were benefiting from employment opportunities linked to the development.
