The Affordable Housing Board has cancelled a tender for the sale and lease of commercial spaces at the Pioneer Affordable Housing Estate in Eldoret, just days after President William Ruto officially launched the housing project.
In a notice issued on Tuesday, October 27, 2026, the board announced the cancellation of Tender No. AHB/DISPOSAL/02/2026-2027, which invited bids for the disposal, sale and lease of commercial business units at the estate in Uasin Gishu County.
“The Affordable Housing Board wishes to notify all prospective bidders and the general public that Tender No. AHB/DISPOSAL/02/2026-2027 for the proposed disposal/sale and lease of commercial business spaces at the Pioneer Affordable Housing Estate in Eldoret, Uasin Gishu County, is hereby cancelled,” the notice stated.
The board did not disclose the reasons behind the decision but assured interested investors that the tender would be advertised again at a later date.
Prospective bidders have been advised to monitor the Affordable Housing Board’s website, the Public Procurement Information Portal, MyGov and print media for updates on the new advertisement.
The cancellation effectively suspends the original November 10 deadline for submitting bids, which had been set for 11am. The opening of tenders was scheduled to take place immediately after the submission period closed.
The initial tender, published on October 20, invited interested parties to bid for commercial units located across seven blocks within the housing estate.
According to the original notice, the prices of the shops varied depending on their sizes, with the smallest units listed at KSh900,000 and the largest going for approximately KSh1.7 million.
The tender also included leasing opportunities at the Pioneer Community Centre and Clubhouse, offering additional commercial prospects within the development.
The announcement comes shortly after President Ruto presided over the handover of keys to 2,157 homeowners at the Pioneer Affordable Housing Estate on October 18, 2026.
The KSh5.3 billion development features 104 commercial shops, a kindergarten, playgrounds, green spaces, a clubhouse and a swimming pool. Additional educational and sporting facilities are also planned as part of the wider development.
The commercial spaces were expected to provide business opportunities for investors while supporting economic activity within the residential estate.
The board apologised to prospective bidders for any inconvenience caused by the cancellation and urged interested parties to await further communication regarding the revised tender process.
It remains unclear when the new advertisement will be published or whether any changes will be made to the original bidding terms and prices.
